Finding a coworking space in DHA Karachi is easy. Finding one you can still work from at 6pm on a Tuesday when the power is out and you have a client call in ten minutes is a different exercise entirely.

This is a checklist for the second kind — what actually matters when you are picking a shared office in DHA, and the questions worth asking on a tour.

1. Start with the commute, not the photos

DHA Phase 6 and Phase 8 sit inside Karachi’s business and dining belt, which is the practical reason most teams look here first: clients can reach you without crossing the city, and there is somewhere to take them afterwards.

On a tour, do this: run a speed test yourself, on their WiFi, at the desk you would actually sit at — not in reception. If you take video calls, ask whether there is a room you can move into when you need to be on camera without the floor behind you.

4. Count the meeting rooms before you count the desks

The most common mistake teams make is optimising for desk price and discovering that the one meeting room is booked out every time they need it.

If you meet clients, a bookable meeting room is not a nice-to-have — it is the reason you are renting an office instead of working from home. Ask how many rooms there are, how booking works, and whether it is included or billed on top.

5. Parking is a real constraint in DHA

Commercial areas in Phase 6 and Phase 8 fill up. If your team drives, or your clients do, on-site parking is worth more than most of the amenities that get advertised louder. Ask how many spaces there are, not whether parking “is available”.

6. Match the space type to how you actually work

Start smaller than you think you need. Scaling up a desk count mid-month is a conversation; breaking a year-long office lease is not.

7. Visit at the time you would actually be working

Every space looks calm at 11am on a Wednesday. Go at 4pm. Listen to how loud the floor is, look at how many desks are genuinely free, and see whether the people already there look like the people you want to sit beside for a year.
